Air Out the Apartment

If you walk into a recently vacant apartment or home and immediately notice a strange smell, the first thing you should do is open all the doors and windows to let the house air out. Letting in some fresh air can help combat certain odors, especially stale, lived in odors that are the result of long-term tenants. However, if you’re still having trouble removing certain smells, you can also try to cleanse the air by placing a bowl of white vinegar in some of the smellier rooms, as well as consider bowling a pot of water on the stove with orange or lemon peels to give the space a hint of freshness.

Clean the Ducts

Apartments or homes with centralized air may smell strange because the odor is trapped in the ducts. Because the air ducts help to filter out dust particles and debris, it can leave them extremely dirty, and sometimes smelly. Consider cleaning out the ducts before your new tenant moves in. Not only can this help eliminate any odors from the last tenant, but it can also help improve allergies and illnesses for the new tenant. While you’re at it, you may also want to consider changing the air filter for the same reasons.

Paint the Walls

Unfortunately, drywall can act like a sponge for odors, so if your previous tenant was not good about cleaning or was a smoker, the smell in the apartment or home could have soaked into the walls. Typically, the best way to combat this problem is with a fresh coat of primer and paint. Repainting the walls can help mask the smell, as well as make the space feel refreshed. That being said, if the odor doesn’t go away after painting, you may have to completely replace the drywall to get it to go away.

Use Baking Soda

Baking soda is a wonderful tool to have in your arsenal, especially when it comes to combating odors, especially if your previous tenant had pets. Baking soda helps to neutralize odors, so before you vacuum, consider sprinkling baking soda over the carpets and letting it sit overnight. This will give the baking soda time to absorb the odor so that when you vacuum, the odor goes with it!

We recommend cleaning the carpets before a new tenant moves in anyway, as it can help eliminate stains and odors from high-traffic areas. If you want to help prevent odors from setting in, you can consider offering a yearly cleaning package where a tenant who renews their lease can also choose to have their carpets cleaned.
